Today I would like to introduce you to the three developments in Carmel Valley.  They are Bordeaux at Soleil, Bougainvillea on Del Mar Mesa and the Breakers.

BOUGAINVILLEA homes by Davidson were built in 2002.  The development features detached homes up to 6 bedrooms and over 5,000 square feet.  Several of these homes are built on lots over 1/2 acre.  Located on Del Mar Mesa, many of the homes overlook the Carmel Valley and the Preserve below.  This is country living on larger lots, yet near the beach, freeways, shops, schools and lifestyle of a San Diego coastal community.

Here are some interesting statistics regarding the Carmel Valley real estate market, that I thought I would share with those interested...

Today there are currently 171 detached homes for sale in Carmel Valley.  Of those 171 homes, 121 of them are OVER $1 million dollars!  The least expensive detached home currently in Carmel Valley is an Antares detached townhome for $549,000 - 3 bedrooms & 3 baths and the most expensive is an estate in Rancho Pacifica for $14,500,000 - 5 bedrooms & 8 1/2 baths.  Close behind the $14.5M estate for sale is another Rancho Pacifica property for $11,000,000 with 6 bedrooms and 6 1/2 baths.  View these estate properties and other Carmel Valley detached homes at www.CV-Home.com.

Today's three featured developments in Carmel Valley, San Diego are:  Arabella, Bayshore & Belmont:

ARABELLA in Carmel Valley, San Diego was built in 2005 by Pardee Homes.  These stylish homes have up to 5 bedrooms and almost 2,500 square feet.  Pardee Homes is one of the builders that created Carmel Valley, along with Baldwin Developers.  These homes are some of the newest to be built in Carmel Valley and their size makes them more affordable than other large homes in the area.

BAYSHORE development in Carmel Valley, San Diego was built by Baldwin and is one of the oldest developments in Carmel Valley.  These homes were built in 1986 and the largest floor plan has 4 bedrooms and approximately 1,816 square feet.  One of the great things about this development is that there is no homeowner's dues or Mello-Roos assessment.  To learn more about Bayshore and other developments, visit my website at www.CV-Home.com. 

BELMONT homes in Carmel Valley, San Diego are another Pardee Homes development built in 1999.  Their are 142 homes in this development and the largest floor plan features 5 bedrooms and up to 3,483 square feet.  The current HOA dues are $30 per month which cover the common area maintenance and the Mello-Roos is $1,244 per year.  Interesting angles and curves in these homes make them desirable to the many Carmel Valley buyers that we represent.

My website at www.CV-Home.com has been such an interesting task.  I have discovered so many things about the neighborhood where my husband and I bought our first home in the Pines development... $134,000 brand new!  Our son was a newborn there and now he is a graduate of Torrey Pines High School, and a young man.  Our baby girl, who is graduating from high school this year, was brought home from the hospital to our home in the Cantamar development - $335,000 brand new!  Time flies, except when you are working on a website....

I am proud to say that my website has every development in Carmel Valley, including floor plans, maps, size of homes, photos, street names and more and I am continually updating it.  This was a major upgrade in order to get the newest HOA dues and other information to my real estate clients.  Unfortunately, lately I have had a few problem agents who have elected to copy the material that has taken me 5 years to compile and put it up on their own sites or link directly to mine without permission.  What are the ethics of someone who does that and would you like to buy or sell a home with them?  Probably not... but unfortunately, they rarely get caught.  The latest one just changed enough words to make it her own... but left the street names in the exact order I had on my site. LOL!  Oh well... not too smart.
